Betim Business Park - Fulwood

Located in a strategic position with direct access via the Fernão Dias Highway, in Betim, Minas Gerais, the Betim Business Park logistics complex faced the primary challenge of a phased execution, carefully planned to meet the project’s progressive demands.

With a phased rollout, the first stage of the project included Building A (warehouse), the support buildings, and part of the road system, all already designed to serve the second stage, which will include Warehouses B and C. This required precise solutions to ensure the first phase would operate autonomously and fully while integrating seamlessly with subsequent phases, preserving flows, access, and the operational logic of the complex.

Thus, approximately 44,000 m² were initially developed, distributed between the support buildings and the logistics warehouse. The latter, with 38,000 m² of gross leasable area (GLA), adopts a cross-dock concept, ensuring an agile and efficient flow of goods. The space features a 12-meter clear height, cross ventilation, and skylight illumination, resulting in a functional, airy, and energy-efficient environment.

In addition, the development was designed to offer flexible occupancy: the warehouse can be divided into up to seven independent modules, with mezzanine areas for administration. This configuration serves different operational profiles, adapting to the specific needs of each user.
