Located in a consolidated urban context, surrounded by avenues, industries, residences and just minutes from São Paulo/Guarulhos International Airport, Guarulhos Business Park faced the main challenge of efficiently inserting itself into a compact lot.

Starting from the need to optimize space, the implementation includes two logistics warehouses: a cross dock model and a single dock model, offering versatility to serve different operational profiles and market demands. To ensure compactness, the administrative and support areas were consolidated in a two-story building, with kitchen and cafeteria on the ground floor and offices on the upper floor. Complementing the complex, the driver support building, positioned at the edge of the lot, ensures the provision of essential services in a practical and accessible manner.

The internal road system was designed to be objective and efficient, connecting all buildings clearly, with adequate maneuvering yards and direct access. Parking spaces for cars and trucks were distributed along the perimeter of the implementation, eliminating the need for large parking areas and maximizing land use.

Thus, the project values the maximum use of the lot without sacrificing spatial clarity, operational fluidity, and environmental quality, reaffirming the role of architecture in responding intelligently to the challenges of an already saturated and highly dynamic territory.
