The Guarulhos III Logistics Park is a development located in the municipality of Guarulhos, in the metropolitan region of São Paulo. Situated just 9 km from Guarulhos International Airport and with easy access to major roads such as the Presidente Dutra Highway, the project totals 94,760 m² of built area, distributed across three single dock warehouses and support buildings. Due to its infrastructure and quality standards, the development has been classified by Buildings as Triple A (AAA) standard.

The project is characterized by being a retrofit of an existing structure combined with the construction of a new warehouse. The main challenge was dealing with the pre-existing conditions on the site, which housed an old Riachuelo warehouse built in the early 2000s.

The strategy adopted by the project was to divide the original warehouse into two new autonomous warehouses, connected by a central avenue. Additionally, part of the demolished structure was reused in the construction of the third warehouse, optimizing resources and reducing the environmental impact of the work.
